To get started, simply send the seller’s contact information and, if available, the Listing Agreement. We will reach out to your seller, get an understanding of their specific situation and explain the process. We will then begin working with the seller to complete the financial package. At the same time, we will check the title to be sure there are no last minute surprises. If necessary, we will begin negotiating with any other creditors that show up on the title.
Upon your receipt of a contract, we will draft the ALTA (HUD) for submission to the lender. This saves time so we don’t have to wait for the title company every time a change is needed. From that point, we will speak to the lender (s) several times each week and keep you advised of the status.
Upon receipt of an Approval Letter, we will begin working with the chosen title company to get this property to closing ASAP and within the timeframe allowed by the short sale lender. We will work with the title company to make certain the terms of the letter are followed and the ALTA is approved for closing. We know that most short sale sellers are facing a difficult time in their lives. We will be with them every step of the way.
